A hypothetical $40,000 home + $3,000 delivery + $8,000 setup + $4,500 A/C totals $55,500 before upgrades, taxes and fees. This illustrates the calculation; it is not a quote for a particular model.

What the $8,000 setup package covers
- Foundation and support: tie-down installation, blocking and leveling, and rail-pier/perimeter-pier support to applicable HUD requirements.
- Home preparation: removal of axles, tires and transport tongue; vapor barrier where required.
- Connections and exterior: water, sewer, electric and gas hookups; skirting of your choice; stairs and porch.
- Homesite finishing: landscaping with mulch and flowers, driveway and shed.
Confirm the exact installation, skirting, porch, landscaping, driveway and shed details in writing. Factory delivery and the A/C unit are separate charges.
Separate your purchase from monthly costs
Eligible new-home buyers receive six months of free lot rent. Regular lot rent is $550 per month afterward. Your homesite is leased; purchasing the home does not give you a deed to an individual lot.

Your deposit and written quote
A 10% purchase deposit is held in escrow. For financed purchases, it is released to your financing company when purchase completion and delivery are completed. If you are unable to complete the purchase, the deposit is nonrefundable.
Your lender confirms the required down payment and how your deposit applies. Before ordering, confirm your home, finishes, homesite, delivery, financing requirements and complete written price with the team.
