MOBILE HOME FINANCING · CLIO, MICHIGAN

Find a way to buy that fits your plans.

Buying a home to live in and buying a rental investment need different financing conversations. Start with your intended use, then have a lender confirm your actual numbers.

Buying your primary residence? Start with Cascade.

Cascade is Pine Forest’s first lender choice for buyers who will live in the home. Its chattel-loan program finances the home on a leased homesite. Cascade may complete approval and loan-document signing before delivery; funding follows placement and the lender’s closing requirements.

You will continue on Cascade’s website. Mention Pine Forest Mobile Home Park in Clio, Michigan. Cascade confirms eligibility, credit requirements, down payment, APR, fees and terms.

Read the program guidance supplied to Pine Forest.

Three backup options to discuss

If Cascade declines your primary-residence application, or you are buying a home as an investor, contact Pine Forest for an appropriate backup lender. Cascade’s path on this site is for primary residences, not investor loans.

  • Backup option 2: programs for people buying a home to live in and investors.
  • Backup option 3: a primary-residence option; investor loans are not offered.
  • Backup option 4: options for primary residences, investors and refinancing.

Each lender has different credit, down-payment and underwriting requirements. Backup access is by request, and no approval is guaranteed. Compare the supplied backup-program details.

Cash, land contract and rent-to-own

You can also discuss a cash purchase. Land-contract options start at 10%–20% down, 10-year amortization and 9%–12% interest (interest rate, not APR), subject to availability, qualification and written terms.

Rent-to-own is a separate discussion: approximately $1,100–$1,300 monthly rent plus a $100–$200 monthly purchase-option fee. Move-in requires a security deposit of 1.5 months’ rent and the first month’s rent. Confirm the purchase price, option period, rent credits if any, and all conditions in the written agreement.

Review rent-to-own details or ask about a regular rental.

Before you apply or order

  1. Choose a home and get its complete purchase budget, including delivery, setup, A/C and selected upgrades.
  2. Tell the lender whether you will live in the home or rent it to someone else.
  3. Ask for the approved amount, down payment, APR, fees, loan term and estimated monthly payment.
  4. Confirm the 10% escrow deposit and all pre-approval requirements with Pine Forest before ordering.

Pine Forest pays for the home before delivery; lender funding follows the applicable placement and closing requirements. The purchase deposit and the lender’s down payment are related but are not automatically the same amount.
